What your EICR inspection covers

Visual inspection

We examine sockets, switches, light fittings, the consumer unit and accessible cabling for damage, overheating, corrosion and signs of DIY or overloading.

Live electrical testing

Insulation resistance, earth fault loop impedance, polarity, continuity and RCD trip times measured with calibrated instruments and recorded per circuit.

Circuit schedule

Every circuit identified, labelled and documented, with each protective device checked against the cable it protects.

Coded observations

Findings classified C1, C2, C3 or FI so you know exactly what must be acted on and what can reasonably wait.

Satisfactory or unsatisfactory

A clear overall outcome. If unsatisfactory we quote the remedial work up front, and you are free to use anyone to carry it out.

Why London landlords need an EICR

Since April 2021 every rented residential property in England must hold a valid Electrical Installation Condition Report, renewed at least every five years or at each change of tenancy if sooner. Copies must reach existing tenants within 28 days, new tenants before they move in, and the local authority within seven days of a request.

Councils can impose fines of up to £30,000 for non-compliance, and an unaddressed unsatisfactory report can invalidate buildings insurance and undermine a Section 21 notice. Faulty fixed wiring is among the most common causes of domestic fire, and it is almost never visible until something goes wrong.

A one or two bedroom flat usually takes 90 minutes to two and a half hours. Larger houses and older wiring take longer. Power is switched off in sections while testing, so it is worth warning tenants.

At least every five years for rented residential property, or sooner if the previous report recommends a shorter interval. You also need a valid report at the start of any new tenancy.

It means at least one C1 or C2 observation was recorded. You have 28 days to complete the remedial work and obtain written confirmation the installation now meets standard.

Yes. Minor items are often corrected on the same visit. Anything larger is quoted in writing and you are under no obligation to use us.

No. An EICR covers fixed wiring, sockets, switches and the consumer unit. PAT testing covers portable appliances. Many landlords need both, and we can do them in one visit.
