Full gas safety check

Every gas appliance tested for tightness, combustion and safe operation, with flues and ventilation inspected and a tightness test at the meter.

Full EICR

Complete inspection and testing of the fixed electrical installation to BS 7671, with every circuit recorded and observations coded C1, C2, C3 or FI.

One visit, one appointment

A single access arrangement rather than two. For tenanted properties this is often the difference between a straightforward booking and a fortnight of chasing.

Both certificates within 24 hours

Issued electronically as PDFs, ready to forward to tenants, agents or the local authority.

Remedial work quoted on the spot

If either inspection finds a defect you get a written quotation the same day rather than waiting for a second survey.

The regulations

Why book them together

Gas and electrical obligations run on different clocks — gas annually, electrical every five years — which is why most landlords arrange them separately and pay twice for access. Aligning them once means one renewal date to think about in the years they coincide.

The saving is real but it is not the main benefit. Arranging access to a tenanted property is the genuinely difficult part of compliance, and halving the number of visits halves the number of times you have to negotiate it.
