Gas & Electric Certificate
Gas Safety + EICR
Add an EPC
Add a boiler service
Bundle price covers a property with up to two gas appliances and up to two bedrooms on a single fuse box. Larger properties quoted at the same discount.
What the combined visit covers
Full gas safety check
Every gas appliance tested for tightness, combustion and safe operation, with flues and ventilation inspected and a tightness test at the meter.
Full EICR
Complete inspection and testing of the fixed electrical installation to BS 7671, with every circuit recorded and observations coded C1, C2, C3 or FI.
One visit, one appointment
A single access arrangement rather than two. For tenanted properties this is often the difference between a straightforward booking and a fortnight of chasing.
Both certificates within 24 hours
Issued electronically as PDFs, ready to forward to tenants, agents or the local authority.
Remedial work quoted on the spot
If either inspection finds a defect you get a written quotation the same day rather than waiting for a second survey.
Why book them together
Gas and electrical obligations run on different clocks — gas annually, electrical every five years — which is why most landlords arrange them separately and pay twice for access. Aligning them once means one renewal date to think about in the years they coincide.
The saving is real but it is not the main benefit. Arranging access to a tenanted property is the genuinely difficult part of compliance, and halving the number of visits halves the number of times you have to negotiate it.
Who needs one
- Landlords starting a new tenancy needing both certificates
- Buy-to-let owners taking on a property for the first time
- Letting agents onboarding a new managed property
- Landlords whose EICR and gas record fall due the same year
- Portfolio owners standardising renewal dates
- Anyone who would rather arrange tenant access once than twice

Gas & Electric Bundle FAQs
Both inspections are carried out in full to the same standards as if booked separately. The saving comes from a single visit, not from doing less work.
Where the engineer holds both Gas Safe registration and the electrical qualifications, yes. Otherwise two engineers attend together in the same slot, so it is still one visit for your tenants.
Typically two to three hours for a one or two bedroom flat. We give you a realistic window when you book.
The bundle discount still applies — we quote it against the standard prices for your property size and appliance count, and you have the figure before you commit.
Yes, from 89 pounds during the same visit, which means all three documents most landlords need are dealt with in one appointment.
Other services we provide
