Devices checked against BS 5839-6 for correct siting, with interlinked systems tested so triggering one sounds them all.

A certificate recording every device tested, its location, result and system category, issued electronically within 24 hours.

The regulations

What the law requires

Since October 2022 the Smoke and Carbon Monoxide Alarm Regulations require a working smoke alarm on every storey of a rented property used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker.

Alarms must be tested and confirmed working at the start of every new tenancy. Local authorities can serve a remedial notice and impose a civil penalty of up to £5,000 where requirements are not met. HMOs and blocks typically need a grade A or D interlinked system designed to BS 5839-6.

Yes, in any room with a fixed combustion appliance — boiler, gas fire, wood burner or solid fuel stove. Gas cookers are currently excluded, though fitting one anyway is sensible.

Landlords must confirm alarms work at the start of each tenancy, and tenants should test monthly. HMOs and panelled systems need servicing every six months under BS 5839.

Yes. We carry replacement smoke, heat and carbon monoxide alarms, so failed units are usually swapped during the same visit.

Grade D uses mains-powered alarms with battery back-up and no panel, suiting smaller properties. Grade A has a control panel with separate detectors and sounders, normally required in larger HMOs and blocks.
