What the assessment involves

Construction and fabric

Wall, floor and roof construction and the age of the building all recorded, since these determine heat loss before anything else is considered.

Insulation levels

Loft, wall and floor insulation inspected and measured where accessible. Usually the single biggest lever on the final rating.

Heating and hot water

Boiler or heat source, controls, cylinder insulation and secondary heating logged with make and model where visible.

Glazing and doors

Window type, glazing age and frame material recorded room by room, with the proportion of the property they cover.

Lodgement and recommendations

We lodge the certificate and give you a prioritised improvement list, each with estimated cost and the rating uplift it delivers.

The regulations

Why an EPC matters more than the rating on the page

You must hold a valid EPC before a property is marketed for sale or rent, and the rating has to appear in the advertisement. Beyond that, Minimum Energy Efficiency Standard rules make it unlawful to let a property in England and Wales rated F or G unless a valid exemption is registered.

Letting a sub-standard property can attract a civil penalty of up to £5,000 per property per breach. Policy has repeatedly signalled a tightening minimum for the private rented sector, so a property sitting on a low E is worth improving before it becomes a problem.
