What the gas safety check covers

Appliance safety checks

Each appliance tested for gas tightness, correct operation, adequate heat input and safe combustion, with a flue gas analyser confirming a clean burn.

Flue and chimney inspection

We confirm flues are correctly installed, unobstructed and terminating safely so combustion products leave the building.

Ventilation

Air supply to every appliance measured against the manufacturer requirement. Inadequate ventilation is a leading cause of carbon monoxide build-up.

Pipework and tightness testing

Accessible pipework inspected for corrosion, poor support and unsafe joints, with a tightness test at the meter.

Your gas safety record

A signed record listing every appliance checked, the results, any defects and the engineer Gas Safe licence number, emailed the same day.

The regulations

The legal position for landlords

If you let a property with any gas appliance, flue or pipework, it must be checked for safety every 12 months by a Gas Safe registered engineer. There is no exemption for short lets, holiday lets or family arrangements where rent is paid.

A copy must reach existing tenants within 28 days and new tenants before they move in, and you must keep copies for at least two years. Failure to comply is a criminal offence carrying unlimited fines and, in serious cases, imprisonment.

A safety check confirms the appliance is safe to use. A service strips down, cleans and adjusts the boiler so it runs efficiently and lasts longer. Different jobs, which is why we offer both together for 149 pounds.

A typical flat with a boiler and hob takes 30 to 45 minutes. More appliances, or awkward meter and flue access, take longer.

If judged immediately dangerous the engineer must, with your permission, disconnect and label it. We explain what is wrong, what it costs to fix, and how soon we can return.

No. With no gas supply, appliance or pipework there is nothing to certify. You will still need an EICR for the electrical installation.

Yes, and it is usually cheapest. The combined bundle is 139.99 pounds in a single visit, which means one appointment for your tenants rather than two.
