What the inspection covers
Every detector tested
Each smoke and heat detector is tested for correct operation, not just checked for a flashing light. A detector that looks live can still fail to trigger.
Audibility check
We confirm the alarm can actually be heard where it matters, including in bedrooms with the doors closed — the situation that most often matters at night.
Siting and coverage
Detector positions are checked against the layout of the property, since a correctly working detector in the wrong place still leaves a room unprotected.
Power and backup
Mains supply and battery backup are checked so the system keeps working through a power cut, which is exactly when many domestic fires start.
Certificate issued
You receive a certificate recording what was tested and the result, ready to forward to your agent, your council or your insurer.
Who has to have one
Since 2022 the Smoke and Carbon Monoxide Alarm regulations require landlords in England to have a smoke alarm on every storey of a rented property, and a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker. They must be repaired or replaced once reported faulty.
Licensed HMOs and commercial premises have further obligations under the Regulatory Reform (Fire Safety) Order, where the responsible person must ensure detection is appropriate and maintained. A certificate is how that maintenance is evidenced.
In practice the certificate matters most at the moments you cannot plan for: a council inspection, an insurance claim after a fire, or a tenancy dispute. Having a dated record of a working system is a very different position from having to argue you believed it worked.
