What the installation covers
System design to category
The system is designed to the correct BS 5839 category for the building and its use. Fitting the wrong category is the most common reason an installation fails to satisfy a fire officer.
Detection and sounders
Detectors are selected and sited for the risk in each area, and sounders positioned so the alarm is audible everywhere it needs to be, including bedrooms with the doors shut.
Panel and wiring
Control panel and fire resistant cabling installed to standard, with zones set out so a fire brigade attending knows immediately where the alarm originated.
Commissioning and testing
Every device is tested, sound levels measured and the whole system commissioned before handover, with the results recorded.
Certification and handover
You receive design, installation and commissioning certificates plus a logbook, which is what a fire officer or insurer will ask to see.
Getting the category right
BS 5839 sets out system categories, and the right one depends on what the building is for. A shared house needs a different system from a small office, and a licensed HMO different again. Installing a category below what the premises require leaves you non-compliant even though there is an alarm on the wall.
For most commercial premises and any HMO, the fire alarm is not optional. The Regulatory Reform (Fire Safety) Order places a duty on the responsible person to provide appropriate detection and warning, and local licensing conditions for HMOs are usually explicit about what is required.
A system is also only as good as its evidence. Design, installation and commissioning certificates plus a maintained logbook are what demonstrate compliance if a fire officer visits or an insurer asks. Installations without that paperwork frequently have to be re-tested and re-certified from scratch.
