What the service covers

Combustion analysis

A flue gas analyser measures what the boiler is actually burning, which is the only reliable way to confirm it is running safely and within the manufacturer tolerances.

Flue and ventilation check

We check the flue is sound along its length and terminating correctly, and that the room has the ventilation the appliance needs. Flue faults are a common cause of carbon monoxide.

Seals, pressures and controls

Gas pressure and flow are checked against the data plate, the case seals are inspected, and the safety devices are tested to confirm they shut the appliance down when they should.

Clean where required

Where the boiler needs it, components are cleaned so the appliance burns cleanly. Manufacturers require this to keep the warranty in force on most models.

Service record

You receive a written record of the service with the readings taken, which is what a warranty claim or a managing agent will ask for.

Why an annual service matters

Nearly every boiler manufacturer requires an annual service by a Gas Safe registered engineer to keep the warranty valid. Skip one year and a claim on an expensive part can be refused, which usually costs far more than the services you saved.

A service is also the point at which a developing fault gets caught. Falling pressure, a struggling pump, a partially blocked heat exchanger or a flue seal starting to fail all show up on the readings well before the boiler actually stops working.

It is worth being clear on one thing: a boiler service is not the same as a gas safety certificate. The certificate is the landlord safety check on all gas appliances in the property; the service is maintenance on the boiler itself. Landlords legally need the certificate every year, and most sensibly have the service done at the same visit.

No. The gas safety certificate is the annual landlord check covering every gas appliance and the installation. The service is maintenance work on the boiler. They are different jobs, though we usually carry them out on the same visit.

Around 30 to 45 minutes for a standard combi boiler in good condition. Older or heavily soiled appliances take longer, particularly where components need cleaning.

Once a year. Manufacturers require it to keep the warranty in force, and for landlords it fits naturally alongside the annual gas safety check.
