What the installation covers
Layout designed to standard
Fittings are positioned to BS 5266 — at exits, changes of direction, stairs and near fire fighting equipment — so escape routes are usable rather than merely lit somewhere.
Correct fittings for the space
Maintained or non-maintained fittings selected to suit how each area is used, with exit signage where the route needs to be identified as well as illuminated.
Battery backup tested
Every fitting is tested to confirm it achieves its rated duration on battery, normally three hours, rather than simply lighting up when the mains is cut.
Illuminance verified
Light levels along the escape route are checked against the standard, since a fitting can be working correctly and still leave a stairwell too dark to use safely.
Certification and logbook
You receive completion certification and a logbook for your monthly and annual tests, which is what a fire officer will ask to see.
Why escape routes need it
A fire that involves the electrical supply takes the lighting with it. Emergency lighting exists for the few minutes after that, when people who may not know the building have to find their way out of a stairwell in the dark, possibly through smoke. It is the difference between an orderly evacuation and a dangerous one.
For commercial premises and the communal areas of residential blocks this is a legal duty rather than a precaution. The Regulatory Reform (Fire Safety) Order requires the responsible person to keep escape routes usable at all material times, and BS 5266 sets out what that means in practice.
Emergency lighting also has to be tested and logged — briefly each month and for full duration annually. Systems that were installed correctly but never tested routinely fail when they are finally checked, because the batteries have degraded quietly over several years.
