What the inspection covers
Gaps and alignment
The gap around the leaf is measured on every edge. Too wide and smoke passes; too tight and the door binds. This is the most common failure we record.
Intumescent and smoke seals
Seals are checked along their full length for damage, painting over and missing sections. A door with a gap in its intumescent strip will not perform as tested.
Closers and hinges
Every door is tested to confirm it closes fully onto the latch from any angle, and hinges are checked for correct type, fixings and condition.
Certification evidence
We look for the certification label or plug that identifies the door as a tested assembly, since a door without traceable evidence cannot be assumed to be fire rated.
Photographic report
You receive a written report with photographs and a clear schedule of what passed, what failed and what remedial work each failure needs.
What the regulations require
The Fire Safety (England) Regulations 2022 introduced specific duties for buildings with two or more domestic premises. In blocks over 11 metres, responsible persons must carry out quarterly checks of communal fire doors and annual checks of flat entrance doors, and must provide residents with information about fire doors in all such buildings.
A fire door is an assembly, not a slab of timber. The leaf, frame, hinges, closer, seals and glazing were tested together, and changing or damaging any one of them can invalidate the rating. This is why doors that look perfectly sound routinely fail an inspection — the failure is usually a 6mm gap, a painted seal or a closer that no longer shuts the door onto the latch.
The purpose is straightforward. Fire doors are what hold a compartment long enough for people to escape and for the fire service to work. In blocks that rely on a stay put policy, that compartmentation is the policy — if the doors do not perform, the strategy for the whole building does not either.
